House for Sale in France

Open the gate at the side of the property and you walk into a lovely sunny garden with covered terrace and sun trap decking, surrounded by mature flowering shrubs and trees.

The garden is completely fenced and is totally private with no overlooking neighbours.

Steps lead up to the front door which opens into a small hallway. To the left there is a utility room and a separate shower room with wc.

To the right you have the light and airy kitchen. Fitted with traditional units there are also in built appliances which will stay with the property.

A door way to the rear of the kitchen leads to the beautiful lounge dining room. Part of a converted barn it has high vaulted ceilings and then a great snug area under the mezzanine with in built woodburning stove. French doors lead out onto the terrace which has a substantial roof structure to provide shade in the summer.

Stairs from the lounge area lead up onto a mezzanine, used as the office area, but with enough space to put a guest bed. There is then the first of the bedrooms off to the left. A double room of around 12m2. It would be very easy to install an en-suite to this bedroom if required as the wall at the rear of the room adjoins the barn at the rear of the house which has a floor already in place to expand onto.

Back through the kitchen to the hallway and stairs from here lead up to the first foor of the original house. You will find two spacious double bedrooms with views out over the garden.

Outside the gardens are beautifully kept with mature shrub beds and some large mature trees. There is a timber garden shed with tiled roof and a lawned area set under the shade of a lovely cherry tree.

The house and hamlet were recently connected to a mains drains system which is an added bonus.

The barn at the rear of the property provide ample parking for more than one car and excellent storage space, or if you need to expand the living accommodations, you could expand into the barn.

There is a central heating system fitted, however  the boiler is in need of replacement. This would be quite simple to acheive and with all of the radiators in place it would be relatively cost effective too.

There is a large cellar under the whole house with good height allowing for useful storage and a small work area too.

In summary a well presented home in France close to all amenties yet in a quiet and private location.
